Soft washing and pressure washing are not the same thing

Pressure washing removes what is on the surface with force. Soft washing removes what is growing on the surface with a cleaning solution and almost no pressure, then rinses it.

Algae, mildew and the grey green film on a north facing wall are living growth, so soft washing kills them at the root and they stay gone longer. Blasting them off with high pressure only removes what you can see, which is why the wall looks dirty again by the following spring. Most houses need soft washing. Most flatwork needs pressure. Using the wrong one is how a job goes wrong.

What it costs to power wash a house in New Jersey

For a typical two story home in this part of New Jersey, a full exterior house wash generally sits in the low to mid hundreds, and flatwork like a patio or driveway is usually quoted separately by area.

The honest variables are height, access, how long it has been since the last wash, and whether there is oil, rust or paint overspray involved, because those are chemistry problems rather than cleaning problems. We would rather look at it and quote a real number than publish a range you cannot rely on.

How often it actually needs doing

Most homes here want the siding done every one to two years, and flatwork every year if it sits under trees. North facing walls and anything shaded by a tree line will go green faster than the rest of the house, so it is common to do those on a shorter cycle than the whole exterior.

The one worth staying ahead of is the pool surround. Algae film on coping and pavers is a slip risk long before it looks bad, and it is far cheaper to wash it annually than to resurface a deck that has been left to stain for five years.

The easiest time to have this done is the same week the pool is opened or closed, because the property is already on the route and the patio is either about to be used or about to be covered.

You are not required to be a pool client. It is just the honest reason most of this work happens in April and October rather than spread through the year.

What good power washing gets right that a rental machine does not

The difference between good power washing and a damaged house is almost entirely nozzle choice, distance and dwell time. A rented machine comes with one aggressive tip and no cleaner, which is exactly the combination that etches concrete, furs up cedar and forces water up under a lap of siding where it sits and rots the sheathing. Doing it properly means matching pressure to substrate, letting a cleaner do the work on anything living, and rinsing top down so nothing dries as a streak. It is slower and it looks less dramatic while it is happening, which is precisely why so many driveways in this county have stripe marks in them.

Wash water runs into a storm drain, not a treatment plant, which is why cleaner choice and where the runoff goes are part of doing this properly. The United States Environmental Protection Agency publishes the guidance on outdoor washing runoff, and it is worth knowing that your neighbour blasting a driveway into the street is technically a stormwater issue.
